The office-to-residential conversion of the former Pfizer headquarters at 219 E. 42nd-235 E. 42nd Street will be the largest conversion in New York City history upon its completion in 2027. Located one block from Grand Central Terminal in Manhattan’s Midtown East neighborhood, the adjoining pair of buildings will offer more than 1,600 apartments, including over 400 affordable housing units, and will feature over 100,000 square feet of amenities, a rooftop pool, a fitness center, ground floor retail, and offices.
Developed by Metro Loft and David Werner Real Estate Investments, with Gensler as the design architect, interior architect, and architect-of-record, the project will transform and expand a pair of 1970s-era office buildings. The office conversion project will add 19 stories atop the original 10-story tower at 219 E. 42nd while also reconfiguring and recladding the adjoining tower in a new, high-performance facade. The project extends the New York City tradition of repurposing commercial buildings for housing and will help transform Midtown East into a vibrant mixed-use district.
