Hines, a global real estate investment, development, and management firm, approached Gensler with a vision to enhance the rich urban fabric of Shanghai's Jing'an district with a new and dynamic mixed-use development. Located above a major metro hub, the site's existing basement structure presented technical challenges that the design team worked around. To maximize space for increased lease spans, mechanical, electrical, and plumbing (MEP) service floors were efficiently allocated within the reconfigured core, existing columns were transferred, and elevators were rotated 90 degrees, transforming the original floor plan from amoeba-shaped to rectilinear.
To achieve planning and building code permissions, Gensler met stringent requirements for the façade's reflectivity as well as the tower's distance between neighboring residential volumes. Gensler adopted a 'start smart' planning and design approach through a synthesis of cutting-edge façade technology, ultra-efficient MEP engineering, and intelligent programming. One Museum Place is a LEED Platinum pre-certified, Grade A office and retail tower at the heart of the Jing'an district.
